Buying a property is a very important financial decision. It is important to ensure that the person who is advising you and handling your transaction, be it a real estate agent, conveyancer or solicitor is fully qualified and licensed. Your choice of agent and conveyancing service should be based on the cost of the service, the experience with your type of property transaction and access to legal support.

It can be very tempting to look for the cheapest possible conveyancing service – but cost alone should not be the only factor in your decision.

Sometimes “Cut Price Conveyancing” really means “Cut Price Service”. Low-priced operators resources can be stretched and some may struggle to provide the detailed service and availability that their clients and the sale or purchase demands. The old saying “you get what you pay for” holds true for real estate transactions as well.

We suggest that you ask the following questions before you choose who will handle your sale or purchase:

  • Will a fully qualified solicitor be involved in or handle your conveyancing?
  • During your conveyancing transaction, will you have direct access to your solicitor?
  • Is the conveyancer or solicitor experienced in my type of sale or purchase eg: first home buyers on a tight budget, versus multi-million dollar properties, farming and business property etc.
  • Is your conveyancing service fully insured and idemnified (it is compulsory for solicitors.)
  • Does the solicitor or conveyancer provide an established office with all the support you need, including safe custody facilities free of charge for your Title Deeds, Wills and other documents?

Solicitors are trained in Succession Law and are qualified to prepare Wills, Power of Attorney’s and Guardianship appointments and other legal arrangements, whereas conveyancers are not.
